The IFC Transformation Utility is provided to create COBie spreadsheets from existing IFC files, or i-models, because:

You may want an i-model to be transformed to a COBie spreadsheet. This utility makes this possible without having to recreate an IFC file using the IFC Export dialog.
You may receive an IFC file, or i-model, from a 3rd party which wants to transform it to a COBie spreadsheet.
You may have created several IFC files from a federated BIM due to file size limitations, which in turn required separate i-models. Upon merging the separate i-models into a single i-model, this utility makes it possible to create a solitary COBie spreadsheet.

Setting	Description
Transformations	Sets the transformation action by checking one of the transformation types: IFC to COBie spreadsheet IFC to i-model i-model to COBie spreadsheet
Source File	Click browse button to navigate to a directory and to select a source file. The default folder location is defined by TFDIR_IFC. If the transformation type is set to IFC to COBie spreadsheet, or IFC to i-model, only files with the extension *.IFC are available for selection. If the transformation type is set to i-model to COBie spreadsheet, only files with the extension .I.DGN are available for selection.
Open COBie spreadsheet	Opens the COBie spreadsheet (in Microsoft Excel) after it has been created. Remain disable for the IFC to i-model transformation type.
Create	Starts the transform process.

Note: If the transformation type is set to IFC to COBie spreadsheet, or IFC to i-model, the source file header is checked as follows:
